Site Planning

Sound planning is the first step in utilizing a site, maximizing its use and developing a quality, cost-effective project. Our experience includes site evaluations, alternative site designs, compliance with regulatory guidelines, feasibility studies and preparation of permit applications. We retain and coordinate subconsultants required for outside services, allowing our clients a single contact throughout their project.

Surveying

Design and engineering begin with an accurate portrayal of the site. This may include plans for boundary survey, easements and rights of way, encroachments and /or topographic survey with physical features and grading. The compatibility of survey equipment, data collectors and industry standard AutoCAD software, provides for a seamless transition from field evaluation to design, construction and certification. When required we coordinate construction layout, construction certification and monumentation services.

Construction Layout

Surveyors provide our clients with construction layout for approved site design. During construction we can provide as-built data for project certification.
 

Permitting

Most projects require the acquisition of permits to ensure the project is designed in accordance with local, state and federal guidelines and regulations. Your project must conform to multiple standards to demonstrate permit conditions are met. Llewellyn – Howley has extensive experience in preparing the necessary drawings, plans, calculations, reports and preparation of applications for acquiring the approvals needed to construct your project.

Land Development

Llewellyn-Howley provides clients with a full range of design and planning services necessary to design and acquire permits for residential, commercial and industrial developments meeting the stringent environmental and design standards set by local and state regulations. These services include the preparation of boundary and topographic surveys, site planning, design, consultation with local and state agencies, preparation of construction drawings for utility and roadway designs, preparation of permit applications, representation and testimony at hearings, construction layout and construction certification.

Construction Certification

Certification is the owner’s assurance that construction is in conformance with approved plans and specifications. We offer full or part time certification services for water supply, wastewater and stormwater systems, erosion control maintenance, roads and general site construction. As-built plans and reports can be generated to accompany most certifications.
